In Sandestin, Your HOA Fee and the Golf Course Are Two Separate Purchases

Here's a line most buyers never read until after they've made an offer. On its own FAQ page, the Sandestin Owners Association states plainly that it "does not own or operate the amenities such as the tennis center, the golf courses" that anchor Sandestin's entire brand. It also doesn't own the pool at The Beach House, arguably the most photographed spot in the resort.

That sentence sounds like a technicality. It isn't. It's the reason two properties in Sandestin can carry an identical HOA fee and mean two completely different things about what you're actually buying access to.

The Association Collecting Your Check Isn't the One Running the Resort

Ask a Sandestin buyer what their HOA fee covers and most will describe the resort itself: four golf courses, a marina, a pedestrian village, the tram that shuttles guests from beach to bay. That description matches the marketing. It doesn't match the deed.

The Sandestin Owners Association, the entity that actually bills you, is a non-profit that every property owner belongs to automatically, including Sandestin Investments, LLC itself. But the SOA and Sandestin Investments, LLC are legally distinct operations, and the SOA's new homeowner materials go out of their way to draw that line for incoming buyers. The golf courses, tennis courts, bike and beach chair rentals, and the Beach House pool are owned and operated by Sandestin Investments, LLC. Access to them runs through a separate club membership, not through your association dues.

This isn't a dispute between two websites offering conflicting information. It's the same organization, in its own published FAQ, telling owners directly that its assessment and the resort lifestyle are not the same purchase.

What Your SOA Assessment Actually Funds

The SOA's own list of responsibilities is specific, and worth reading before you assume your dues are a lifestyle fee. The assessment supports security, sanitation, most master storm water drainage, the bicycle and walking paths, most roadways, common-area landscaping, lake maintenance, and architectural review through the Architectural Review Department. It also funds two swimming pools built for owners: the Phil Hummel Aquatic Center near the traffic circle by Bay Pines, and the Audubon Pool on Audubon Drive across from Linkside Village. Basic cable, currently delivered through Cox, now transitioning to Spectrum, rides on the same assessment.

That's a genuinely useful list of services. It's also a much smaller list than most buyers picture when they hear the word "Sandestin."

Why Two Listings at the Same Price Can Cost Different Amounts

Sandestin isn't one HOA. It's roughly 30 distinct neighborhoods, each with its own building or neighborhood association layered on top of the SOA assessment, and in some pockets a third layer: Baytowne Wharf Neighborhood Association dues. A condo buyer might see three separate line items on their closing statement where a buyer in a different Sandestin neighborhood sees two.

None of these layers cover golf, tennis, or the Beach House pool. That access is a fourth, entirely separate line: a club membership arranged directly through the Owners Club office.

The Rental Rules Change by Building, Not by Resort

If you're buying with rental income in mind, the same layered structure applies to what you're allowed to do with the unit. Sandestin's rental management company has stated it has no control over individual HOA decisions. Each building's own declaration and bylaws set the actual rules, and those rules vary. One building might allow rentals with a 7-night minimum. Another in the same resort might require 14 or 30 nights, cap the number of rental events per year, or prohibit short-term rentals outright.

That means the listing photo and the price per square foot tell you almost nothing about what income the property can legally generate. The only way to know is to read that specific building's declaration, not a general description of "Sandestin rental potential."

What to Request Before You Write an Offer

The good news buried in all of this is that the documents exist and the SOA has already told owners they can ask for them. Before you commit to a Sandestin property, request:

  1. A complete list of every mandatory association tied to the specific address, not the resort in general
  2. The current-year budget and prior-year audited financials for each association in that stack
  3. An Estoppel and Closing Document Request through the SOA, which confirms outstanding dues and fees owed at closing
  4. The building's rental rules, including minimum stay length and any cap on rental events per year
  5. Written confirmation of whether golf, tennis, or Beach House pool access is included, transferable, or requires a new membership application through the Owners Club office

Every one of these is a request, not a negotiation. The associations are required to make most of this available, and asking early prevents the surprise of discovering at closing that the "resort access" in the listing description was never part of what you were buying.

A Few Questions Worth Settling Before You Tour

Does every Sandestin property come with golf and tennis access? No. Those amenities belong to Sandestin Investments, LLC and require a separate club membership, arranged through the Owners Club office rather than through your HOA or SOA dues.

If I pay my SOA assessment, does that money support the resort's golf and tennis operations? No. The SOA has stated that its assessment does not revert to the operations of Sandestin Golf and Beach Resort or the amenities it owns. Your assessment funds SOA-managed services only.

Is the fee structure the same for every property in Sandestin? No. Depending on the specific neighborhood, you may owe a building or neighborhood HOA, the SOA assessment, and in some Baytowne-area properties, Baytowne Wharf Neighborhood Association dues on top of both. The exact stack depends on the address, not on the resort as a whole.

The Real Work Happens Before the Offer

None of this makes Sandestin a harder place to buy. It makes it a place where the paperwork does more work than the brochure. The mechanism here isn't a hidden fee, it's a hidden boundary: the line between what the master association maintains and what the resort operator sells separately. Buyers who find that boundary before closing negotiate from a position of knowing exactly what they're getting. Buyers who find it after closing usually discover it the first time they try to book a tee time.
